Using this website
Terms of use
Last updated 29 October 2026
These terms explain how you may use the N1 Realty website and make enquiries about property and land services. Agency work, fees and transactions need separate written arrangements. Please read these terms alongside our privacy policy.
1.About N1 Realty and this website
N1 Realty is an independent property and land agency based in Port Harcourt, Nigeria. This website explains our sourcing, sales and letting services and helps you make an enquiry. It does not process purchases, tenancy bookings or payments. By using it, you agree to these website terms to the extent permitted by applicable law.
2.Property information and availability
Property information shared during an enquiry is an invitation to discuss an opportunity, not a binding offer, reservation or guarantee of availability. A property or plot may be sold, let or withdrawn, and asking prices and terms may change before agreement.
Information about homes or land may come from owners or their representatives and may be shared privately. We aim to present it accurately and correct errors brought to our attention. Confirm the current price, size, condition, access, facilities and availability before relying on it. Photographs do not replace an inspection or establish legal title.
3.Inspections and independent checks
Inspect a property yourself or through a trusted representative before committing. For a purchase, instruct an independent lawyer and, where appropriate, a surveyor to check ownership, the seller’s authority, title records, boundaries, applicable approvals and restrictions. For a rental, check the landlord’s authority, property condition, tenancy terms and charges.
N1 helps coordinate enquiries, inspections and negotiations. Website content and agency assistance do not replace independent legal, surveying, tax or financial advice. We do not guarantee a property’s title, future value, rental income or investment return.
4.Agency services and fees
Browsing or sending an enquiry does not by itself appoint N1 as your agent or require you to pay a fee. The scope of our work, the party we represent, our commission and when it becomes payable must be agreed in writing before we act under an agency instruction.
A public website listing is not required to use our services, and there is no upfront listing fee. Our agency commission becomes payable when the transaction closes, as defined in the written agreement. Legal fees, surveys, taxes, registration, service charges, deposits and other costs may be separate. Request a written breakdown and confirm who pays each cost before committing.
Any fee, cancellation or refund arrangements must comply with applicable law. These website terms do not replace a signed agency, sale or tenancy agreement or remove rights you have under law.
5.Payments and identity checks
This website does not collect payments. Before transferring money, independently confirm the recipient, their authority, the payment purpose and the written terms. Verify any request to change bank details through a contact channel you already know to be genuine.
If you receive a suspicious message using our name, call 0907 781 7124 or contact us on WhatsApp. Reporting it helps us investigate; it does not replace any report you may need to make to your bank or the relevant authorities.
6.Information you provide
Provide accurate information when making an enquiry. If you offer a property for sale or letting, you must own it or have authority to act for the owner. Tell us about material errors or changes in the information you supply, and only share documents or photographs you are entitled to share.
Our privacy policy explains how we handle personal information received through an enquiry or in connection with our services.
7.Permitted use and website content
You may browse the website, share links and keep reasonable copies for your own property search. Content belongs to N1 or its respective owners. Other reproduction or commercial reuse requires permission unless permitted by law or the relevant licence.
Do not impersonate N1 or anyone else, misrepresent property information or our services, attempt unauthorised access, introduce malicious software or disrupt the website. Automated collection must respect applicable law and must not interfere with the service. Ordinary search engine indexing is permitted.
8.External services and website access
Links to social platforms and other websites take you to services with their own terms and privacy practices. We do not control their content or availability. The N1 website may also be temporarily unavailable for maintenance or reasons outside our reasonable control.
9.Responsibility and your consumer rights
We are responsible for our services as required by applicable law. Nothing in these terms excludes liability for fraud or misrepresentation, removes a statutory consumer right, or limits any liability that cannot lawfully be limited.
To the extent permitted by law, we are not responsible for loss caused solely by events outside our reasonable control or by your unlawful misuse of the website. This does not excuse a failure to meet our own legal duties.
10.Questions, complaints and governing law
Call 0907 781 7124 or message us on WhatsApp with any question or complaint. Include the relevant page, property or land enquiry and a description of the issue so we can investigate.
These terms are governed by the laws of the Federal Republic of Nigeria, including applicable state laws. Disputes may be brought before a Nigerian court with jurisdiction. You retain the right to approach an appropriate regulator or pursue any remedy available under law.
11.Updates to these terms
We may revise these terms as the website or our services change. The date above identifies the current version. Changes apply to future website use and do not retrospectively change a separate agreement already made with you.
